As a Mortgage Advisor & Planner, I have the opportunity to change lives, be a trusted advisor and a friend! Most people buy a home with whatever loan they could get. It may or may not have been the best loan or terms or been a compliment to their overall financial goals. Most folks really just scratch the surface when it comes to mortgage education.
In contrast, I act as a sort of "personal mortgage shopper" for all of my customers, every day. I talk seriously about mortgages to about 20 different people every month. Each one has different financial goals and long term plans. As a Mortgage Planner, I create the programs that make their dreams come true - faster. I live and breathe 2 things - mortgages and helping people. Plus, I get to show my clients a completely different way of doing business, and they appreciate it.
Some people have some hiccups in their financial history making many things cost more. I get to help them iron out some of those wrinkles and build a real future, instead of just paying the bills. Other folks, with my help, can buy their first home when others had told them "no way". Its a great joy to me that my customer's almost glow when they tell me: "Thanks to you, we own our home!".
I am all about helping my clients save money. Did you know that interest rates are at their lowest since Oct. 05? Theres no time like the present to pay off high interest accounts and credit cards or get cash for any reason. If they have an adjustable rate mortgage that has already or is about to adjust, I can get them into a fixed rate mortgage. Plus, imagine having up to 2 months with no mortgage payment too!
Here is the fun part of the story for me... and for her. I helped change her life! Despite her poor credit, which was crippling her ability to fix her house or buy a better car, I went to my network of lenders and developed a couple of solutions. She chose the option she liked best. I improved her cash flow. I got it done fast. Not only did I help her get the cash to fix the roof, I also got her enough cash to buy a new car - No monthly payment and no financing! Nothing flashy, but a new, reliable car with a nice warranty to cover future repairs for the next several years. Furthermore, we paid off those credit cards, set aside cash for her next property taxes, set up escrow so the property taxes get paid automatically, and set some cash aside in a money market account as savings and as a buffer against unforseen problems. The best part is, it all fit into her budget better than all the individual payments she had before! That may be the best part of this business - helping others.

Recently, I was referred to a lady by one of her friends. Here was her situation:
She's been living on a reletively limited income. She's been driving the same car since 1989 and it had required a lot of repairs over the last year or two, paid by credit cards. She had also been helping other family members financially but this often left her short for her own obligations. This was not good for her credit score.
Complications... For the last several years she has been tracking a couple leaks in her roof. She'd had some little patch jobs but the thought of the damage to her roof and the ceilings in her dining room and kitchen was really eating at her. Finally she called and got some estimates to fix the problems and thankfully they were not nightmarish prices, but she did not have that kind of money set aside. Then came the bad news. She couldn't qualify for home repair financing. Oh, and winter was coming on - when the leaks were the worst.
